C) Property is being sold pursuant to Guernsey County, Ohio Probate Court, Case No. 22PE0544R55 to settle the Estate of Francis D. Duff by Brian E. Duff, Executor.

D) At the conclusion of the auction, arrangements will be made with the successful bidder for obtaining confirming signature/s. And, within 24 hours of the auction, the successful bidder is to tender a $10,000 earnest money deposit via wire transfer (To: Auction Ohio Real Estate Trust Acct.) and proceed to close within (30) days the auction.
